Application Process/Required fields

Please ensure that you have filled out the application form completely. If there is missing information it will slow down the application process and your chances of being approved as a tenant.

Check in (Key pickup):Student Living
|
All tenants must check in at our office, the address is: 2589 Windsor St.
Please check in after 4:00 pm on September 1st to obtain your key and complete the lease process.
Tenants who do not check in at the office will be denied access to their flat.

Credit Check
|
We perform a credit check on all cosigners.
|
|
Do i need an Email Addresses?
|
All of our "student living"tenants must provide an email address for both them and their cosigner as this is the preferred method for corresponding.

|
Move In / Move Out
|
Move out Day is the last day of the month (stated in lease agreement) All tenants must vacate by 12:00 noon and return their key to our office - ensure that ALL BELONGINGS are removed including all garbage.

Move In Day
|
Move In Day is the first day of the month (stated in lease agreement) All tenants will have access to their flat after 4:00pm on move in day.

24-hour emergency line, access to our website, including email correspondence to answer your questions.

Pre-approval of Tenants/Viewings- Student Living
|
In order to focus on serious inquiries only and for security reasons, tenants must fill out and on-line application and are pre-approved before viewing units.
|

What happens after I have been approved for a flat?
|
Once you have been approved for a flat we will require your damage deposit to be paid immedialtly to secure the flat in your name. We also require you to fill out the lease information on the welcome letter and accept all the terms of the lease. We require a fax copy of the cosigners credit card and banking information and the tenant banking inofrmation to be faxed to (506) 657-2988

Cable
|
Tenants are responsible for their own cable. Contact your local cable company for this service. All hook up and maintenance fees are the tenant’s responsibility.

We perform credit checks on everyone applying to one of our buildings.

Damage Deposit
|
For all of our family living apartments a damage deposit is required. The deposit amount is half of your first months rent and must be paid in cash.
|
|
Emergency Service
|
24-hour emergency maintenance service (furnace, water or plumbing, etc.)
|
|
Heat
|
Heat is included with all of our apartments. Our furnaces are equipped with a Tek Mar self-regulating heat control system. This is to provide all tenants with consistent heat.
|
|
Lease duration
|
We are flexible as we do both month-to-month leases as well as year-to-year.
|
|
Liability Insurance
|
Atlantic Living maintains liability insurance all properties. It is highly recommended that you have your own personal insurance. We are not responsible for your personal belongings.
|
|
Move in day
|
Move in day is typically the first day of the month or otherwise stated in your lease. Upon move in day your will receive your keys to your apartment from the superintenant of that building.
|
|

Parking
|
Every apartment comes with 1 parking spot for the tenant. Addition parking may be available for a small fee per month.

Pet policy
|
You must list all animals on the application form. We view each situation individually and you must be willing to sign our pet policy form, where the tenant must claim full responsibility for their pet(s) and pay any damages caused.

|
Rent Payment
|
All tenants must provide Atlantic Living with a void cheque so that we can set up and EFT (Electronic Funds Transfer) so that the rent money will automatically come be withdrawn from your account at the beginning of every month. If you are on income assistance, cheques must be paid directly to Atlantic Living Property Management

|
Telephone
|
Tenants are responsible for their own phone. Contact local phone company (Aliant Telecom is recommended as their service is already connected to our buildings). All hook-ups and maintenance are the tenant's responsibility.

|
Cable
|
Most shared accommodations and flats feature Cable TV in bedrooms and/or living rooms, featuring 72 channels. For your added safety, some channels offer camera security monitoring of front and back entrances.

|

Other Provisions
|
Most flats are renovated, painted and include new kitchen and bathroom designs. Internet access in most flats (each bedroom has standard ethernet connection jacks). Accommodations are efficient and worry-free, so you can focus on your studies. Management is approachable, courteous and professional.

Parking is offered for an additional monthly fee, subject to parking availability. (first come first served basis)

Repairs
|
Repairs are done, as needed, within 48 hours of receipt of your email.

Safe and Secure Environment
|
Most of our flats feature automatic door closures (locking systems) on outside doors and security cameras at both entrances.

Proximity to Universities
|
Most of our flats are within walking distance to Universities.
